In recent months most lenders seem to have pulled out of the buy to let mortgage market. This has meant that there is little competition between lenders, resulting in higher costs for buy to let mortgages.

Lending criteria have also tightened so that lower rental calculations are used. Maximum loan to value limits have dropped to 75% (no longer the heady heights of 90% loan to value buy to lets!)

But on the Good Side

But house prices have fallen and the rental market is still strong. So there could be some bargains to be had.

So despite the higher costs for mortgages, it might well be worth bagging that bargain now.

If you are looking for a buy to let mortgage you should get a mortgage adviser to help you with your application. They could have special deals that are not available direct and they should be able to ensure your application goes through smoothly.

You should talk to two, three or more brokers. See what deals they offer you and ask them how much experience they have in dealing with cases like yours.
